How TIF Works

The CRA utilizes Tax Increment Financing (TIF) to fuel community-driven change that might not occur otherwise. TIF is the increase in real property tax revenue (after the base year) within the neighborhood. The increase is captured in a fund dedicated to neighborhood improvements, including housing, streets, sidewalks, parks, and other amenities. While some TIFs focus on commercial development, redeveloping downtown areas, tourist attractions, and even suburbs, CRA TIFs are different. These TIFs are guided by the community’s priorities, which provide unique opportunities to partner with organizations, small businesses, and residents to engage in and invest in the community’s revitalization.
